How the IREM Foundation shaped my property management career

I found my way into property management after spending a couple of years as a residential real estate agent. While I enjoyed real estate, I realized I was more passionate about the commercial side of the industry. I explored various career paths within commercial real estate, including research, valuation, and brokerage, but ultimately, property management captured my interest. The idea of managing a retail center excited me, and I was eager to break into the industry.
Cold call success
My journey with IREM® began unexpectedly through a cold call to Nicole Foster, CPM®, at the end of 2021. I reached out to her seeking guidance on how to transition into property management. She offered valuable advice and, to my surprise, told me that the Houston Chapter was accepting applications for its Future Leaders program. She explained how the program could serve as an excellent gateway into the industry. I was still a residential real estate agent at the time, but Nicole encouraged me to apply anyway. Her support gave me the confidence to take the leap.
Shortly after applying, Nicole invited me to my first IREM event—their annual holiday mixer. Determined to make meaningful connections, I attended, hoping to meet someone who was hiring for a retail property management position. That evening, I met Shenea Bankhead, CPM®, who gave me my first opportunity in the industry as a property management associate at First Colony Mall in Sugar Land, Texas. By January, I received confirmation that I had been accepted into the 2022 Future Leaders program, and IREM has been a cornerstone of my career ever since.
Scholarship milestone
The IREM Foundation’s impact on my professional journey has been profound. One of the most pivotal moments was receiving a scholarship that enabled me to earn my IREM ACoM® (Accredited Commercial Manager) designation. Without this financial support, achieving this milestone would have taken much longer. The scholarship gave me the resources I needed to advance my education and solidified my career trajectory.
Earning the ACoM designation expanded my industry knowledge, making me a more effective and valuable member of my team. The coursework deepened my understanding of property management, allowing me to confidently engage with vendors and tenants.
Additionally, the credential strengthened my position in the job market, setting me apart from other candidates and making me more competitive. More than just a professional achievement, the ACoM designation fueled my eagerness to continue learning and growing within the field.
Through my engagement with the IREM Foundation, I gained invaluable educational opportunities that accelerated my development. As an early career professional, I was eager to absorb as much information as possible. However, financial limitations could have delayed my progress. Learning that IREM actively supports real estate management professionals with scholarships and educational resources was a relief and a reassurance that I had chosen the right career path. The Foundation’s commitment to empowering professionals reaffirmed my belief in the importance of investing in education and professional development.
Expanding network
The opportunities afforded to me through the IREM Foundation have not only enhanced my technical skills but also significantly expanded my professional network. By connecting with industry leaders and mentors, I have established meaningful relationships that continue to support my career growth. IREM has allowed me to serve on the Future Leaders Committee twice and be recognized in local media for my expertise.
The mentorship and guidance I have received through these connections have been instrumental in helping me navigate challenges and persevere in my career.
One of the most rewarding aspects of my journey has been the ability to give back. Because of the support I received, I am deeply committed to paying it forward. I have had the privilege of contributing to national initiatives through the Next Gen Advisory Council, strengthening ties between IREM and the University of Houston’s real estate program, and advocating for property management careers at a high school career fair. I also participated in an IREM webinar panel for early-career professionals, sharing insights and experiences to inspire others on their paths.
Retail sector opportunities
I am particularly passionate about bringing new property managers into the retail sector, as it is underrepresented but incredibly rewarding. Retail property management presents unique challenges and opportunities that require specialized knowledge, and I want to ensure that more professionals see the value in this career path. By encouraging others to explore retail property management, I hope to help bridge the gap and grow the sector with dedicated and skilled individuals.
My motivation to support the IREM Foundation as a donor and active participant stems from my personal experience. IREM came into my life when I was navigating a significant career transition with no clear roadmap. The guidance, education, and financial support I received played a critical role in my success. Now, I am passionate about ensuring that other aspiring property managers have access to the same opportunities that made a difference in my journey.
As I reflect on how the Foundation has influenced my career trajectory, I am filled with gratitude. The support I received has shaped my path in ways I never could have imagined. I am excited for the future and committed to continuing my growth within the industry.
